River lots and later subdivisions
The city is a mix of older houses toward the river and later subdivisions set back in the oaks. Lots are often larger than a beach-cottage lot, and a lot of the houses are one story. A long driveway can mean a long electrical run to a workshop, a barn, or a pool equipment pad. That distance is a price input. It is not a detail to discover after the trench is open.
Florida Shores and the other edges of the New Smyrna / Edgewater line confuse people. The permit follows the city limit, not the mailing-address habit. Check the jurisdiction before you assume Edgewater’s counter is the right one.
River air and real corrosion
Edgewater is not the open beach at Coronado, and it is not inland DeLand. Houses near the Indian River get damp, salty air. Meter equipment, AC disconnects, and pool hardware corrode. Houses farther from the water mostly do not, until a sprinkler has been soaking a meter for ten years. We look at the one you have.
Landscape lights and sconces near the river see the same damp air. The exterior lighting page is where that scope is written down.
The river is the flood path
Surge and heavy rain stack up on the river side. Wind still takes trees down across the whole city. Generator planning is the same disciplined version as everywhere else we work: decide the circuits, use a listed transfer method, and do it before the season. We do not stage trucks in Edgewater for landfall week.
Older services, plainly
Older Edgewater houses show the usual Florida pattern. A panel that was enough, then an air conditioner, then a pool, then a welder in the garage. If the cover is original and the meter is small, a panel upgrade is the conversation. If the panel is fine and one circuit is dead, it is a repair . We will not collapse those into one sales script.
Florida Power & Light is the utility often named for Edgewater. Confirm on the bill before a service change.
The code edition the city actually published
Edgewater’s building department states that it enforces the 8th Edition (2023) Florida Building Code and the 2020 National Electrical Code. That was on the city page reviewed November 7, 2026. It is specific and useful, and it can be amended. The permit application is where the edition is confirmed for your project.
